Services

Everything we do —in plain English.

We’ll quote any of these on-site. The price you get is the price you pay — no surprise add-ons, no upsells.

  • Sprinkler Repair & Tune-Up

Stuck heads, broken risers, geyser zones, dead solenoids — diagnosed and fixed the same visit on most calls.

Texas-licensed irrigation work: zone-by-zone walkthrough, head replacements (Hunter, Rain Bird, Toro), valve and solenoid swaps, broken-line repairs in caliche, controller programming, rain-sensor checks, and back-flow preventer service. We leave you with a one-page run-sheet — what each zone covers, what it runs, and when. Driveway and walkway overspray, the high-bill summer surprise, the zone that "just stopped" — these are the calls we close in one trip on most properties.

Full-property design with matched-precipitation heads, drip for beds, smart controller, and a clean valve manifold.

Hydraulic design first — flow tested at the meter, zones grouped by sun and plant water-need, mainline routed under the driveway with a sleeve so we never have to tear concrete to fix anything later. Hunter MP Rotators on lawns, Rain Bird pressure-comp drip in beds, Wi-Fi controller you can pause from your phone. Permitted and inspected per Lago Vista and LCRA standards.

  • Patio Misting Systems

Residential mist lines for patios and outdoor kitchens — drops the felt-temperature 15-25°F on a Lago Vista August afternoon.

High-pressure misting (1000 PSI) along pergolas, patio coverings, and pool decks. Stainless lines, anti-drip nozzles, dedicated solenoid so you can run the misters independently of the lawn zones. Water-source can be the irrigation main or a separate filter line if you are on a well.

  • Drip Conversions

Convert overhead spray in beds to in-line drip — kinder on plants, cuts bed water use 40-60%, and stops feeding the weeds.

Cap the sprays, run pressure-compensating in-line emitters around each plant, install a filter and pressure regulator at the zone valve, then add a small flush valve so the line stays clean. Especially worth it on the south and west exposures where overhead spray was just feeding evaporation.

  • Weekly Mowing

Same crew, same morning — clean cut on Bermuda, St. Augustine, or Zoysia, with edged borders every visit.

Weekly through the growing season, every-other in dormancy. Sharp blades on every property — dull blades shred St. Augustine and brown the tips. We mulch-cut by default to feed the lawn, bag on request. Walks and drives blown clean, gates relatched.

Most weekly customers add cleanups, mulch, and the odd hardscape job — there’s usually a flat-rate way to handle that.
