What we do
Sprinkler design, repair, and tune-ups on the irrigation side; weekly mowing, edging, beds, and seasonal cleanup on the landscape side. Pick one or both — we run the system that keeps the lawn alive in Lago Vista.

Why we lead with irrigation
In the Hill Country, the lawn lives or dies on what comes out of the sprinkler valve. Caliche soil drains fast, summers run 100°+ for weeks, and a single broken head on a slope wastes more water than the rest of the system uses combined.
Most landscape crews mow the symptom. We diagnose the cause: the zone short on coverage, the head spraying the fence instead of the grass, the controller still on the spring schedule in August. Fix the watering, the lawn comes back on its own.
Travis is a Texas-licensed landscape irrigator (TCEQ requires the license to design, install, or repair sprinkler systems in Texas). The schematic on the right is roughly what a Lago Vista property looks like from the meter back — we walk it with you the first visit so you know where every line and valve is.
Meter → backflow → mainline → valves → zones. The boring parts are the ones we get right.
How it works
We try to make hiring us boring in the best way — predictable, quiet, easy to explain to your spouse.
We come out, listen to what you want, and look at what the lawn actually needs. No high-pressure quotes, no surprises.
You get a flat per-visit price the same day. That number is what shows up on the invoice — no add-ons.
Once we start, the same two-person crew shows up the same morning every week. Quiet, on-time, gate latched.

Mostly weekly customers in Lago Vista, Jonestown, and Leander. The lawns look like this between our visits — that’s the irrigation talking.

Lago Vista water sources
Half of Lago Vista runs on private wells, the other half on LCRA municipal water. They behave nothing alike, and an irrigation system tuned for one will quietly fail on the other.
On a well
On LCRA / city
Not sure which you’re on? If your meter is a flat lid in the front yard, LCRA. If it’s a wellhead with a pressure tank near the house — well. Either way: we’ll figure it out the first visit.
Lago Vista is home base. We work the west arm of Lake Travis — Jonestown up the Lohmans Ford bridge, Volente across the lake, Leander and Cedar Park out FM 1431, and Lakeway by appointment.
In their words
Some of the long-time customers who put up with us showing up every week, rain or shine.
Travis came out the same day I called. Found a leak under the rock in our front bed I would have never spotted, fixed two heads, and reprogrammed the controller for our well. Water bill dropped the next month.

Designed and installed a new 12-zone system at our place above Lake Travis. He sleeved the drive before pouring, which a previous bid left out. Drip in the beds, MP rotators on the slope. Three years in, no callbacks.

Mowing every Wednesday like clockwork. After our St. Augustine started yellowing they walked the property, found two zones that were short on coverage, and re-aimed the heads. Lawn came back in two weeks.
